How long does a home inspection take?

Most residential inspections take 2–4 hours, depending on the size, age, and condition of the property. Larger or older homes may take longer. You're welcome to be present for all or part of the inspection — we encourage it.

How much does an inspection cost?

Standard buyer's inspections start at $399. Final pricing depends on square footage, age, foundation type, and any add-ons like radon, mold, or termite. We provide a firm quote before booking — no surprises.

When will I get my report?

We deliver detailed digital reports within 24 hours of the inspection — usually the same day. Reports include high-resolution photos, prioritized findings, and clear repair recommendations.

Should I be at the inspection?

We highly recommend it. Walking through the property with us is the best way to understand the report. We'll show you how systems work, point out maintenance items, and answer every question.

What does an inspection cover?

Our standard inspection follows InterNACHI's Standards of Practice and covers structure, exterior, roof, attic, electrical, plumbing, HVAC, insulation, interior, doors & windows, and built-in appliances — over 400 individual items.

What is NOT included in a standard inspection?

Specialized testing like radon, mold, asbestos, lead paint, septic, and well-water testing are separate add-ons. We can bundle these at a discount when booked together.

Are you licensed and insured?

Yes. We carry $1M general liability and E&O insurance. All inspectors are InterNACHI Certified and meet or exceed all state licensing requirements.

Can the inspection 'fail' a home?

An inspection isn't pass/fail — it's a detailed condition report. We tell you what we found; you and your agent decide what to do with that information.

Do you re-inspect after repairs?

Yes. We offer reduced-rate re-inspections to verify negotiated repairs were completed properly. Most are billed at $149.

How far in advance should I book?

We can usually accommodate inspections within 48 hours, and often same-week. For tight contract deadlines, call us — we'll find a slot.
